This is undoubtedly the best location on the beach. The life guards call it the “dessert” because the beach here is never crowded. On coastal side there is the convention center and a restaurant. This strip of Coastal Hgwy. also has the buffer railing so you can only cross at 41st or 45th streets minimizing the amount of beach goers in this section of the beach. Also, there is a life guard stand at the end of 42 nd St. The proximity to the convention center makes it desirable as a rental if that is what you are looking for and it is within walking distance to restaurants, bars, shopping, miniature golf and the Jolly Rogers with rides and water slides. It has never been rented so you have no rentals to honor. It is an end of group unit with a spacious balcony that gives you a good view of both the ocean and the bay. The HVAC was replaced in 2017 and the windows were replaced this year. The living area is carpeted to keep you from slipping and sliding when your feet are wet from the ocean. The unit is in great condition but due to difficulties in getting service people to make repairs during this time of year sellers are looking for an As-IS addendum. Elevator was replaced Jan. 2021. Sale includes furniture etc. but excludes personal items.
